Egypt’s real estate sector recorded contracted sales worth EGP 1.065trn during the first nine months of 2026, marking a 2% increase compared to the same period in 2025, despite persistent economic headwinds and shifting market dynamics.

According to the latest insights from The Board Consulting, the market recorded approximately 52,000 units sold, representing a 4% year-on-year increase. Meanwhile, the weighted average ticket price rose by 7% to around EGP 21.9m.

Geographically, the North Coast and East Cairo maintained their dominance, jointly accounting for 83% of total market sales. The North Coast captured the largest share, representing 43% of the sales mix, with sales reaching EGP 462bn, up 35% compared to the first nine months of 2025.

East Cairo followed, accounting for 40% of the sales mix, with sales amounting to EGP 425bn, an increase of 16% year-on-year. In contrast, West Cairo recorded a 52% decline in sales to EGP 85bn, while the Red Sea and Sokhna regions saw a 13% decrease to EGP 71bn.

The top 10 developers accounted for the bulk of market activity, with the top three players alone capturing nearly 57% of the cohort’s combined sales.

Talaat Moustafa Group (TMG) maintained a commanding lead, recording EGP 290bn in sales, driven by flagship projects such as SouthMed and its regional expansion into Saudi Arabia and Oman.

Palm Hills Developments ranked second with EGP 198bn, supported by strong momentum following its landmark acquisition and project launch in Ras El Hekma. Emaar Misr came third with EGP 115bn, demonstrating resilience amid seasonal slowdowns and maintaining its position in the premium single-family housing segment.

Other developers in the top 10 included Hyde Park Developments and Founders, with EGP 91.4bn; Modon Misr, with EGP 91bn; Mountain View, with EGP 80.4bn; Tatweer Misr, with EGP 62bn; La Vista Developments, with EGP 47bn; Madinet Masr, with EGP 45.4bn; and G Developments and Art Life, with EGP 45bn.

Despite the growth in headline sales figures, the sector continues to face macroeconomic pressures, including a 21% lending rate, annual inflation of 13.9%, and currency fluctuations. Against this backdrop, analysts identify affordability as a defining factor for developers’ performance in 2027, alongside stricter delivery monitoring and more disciplined cash-flow management.

According to the report, Egypt’s real estate sector is undergoing several critical market shifts, prompting developers to adjust their strategies in response to changing buyer priorities, rising costs, and increased regulatory scrutiny.

To address affordability concerns stemming from high borrowing costs, inflation, and rising property prices, developers are expected to lower entry barriers in 2027 by introducing smaller units and payment plans better aligned with buyers’ income levels.

At the same time, growing scrutiny of developers’ delivery records, reinforced by initiatives such as Aqar Exit, the establishment of new inspection committees, and proposed escrow regulations, is increasing pressure on companies to finance construction ahead of collections and maintain tighter control over cash flows.

Rising construction costs, driven by currency movements and higher expenses for imported inputs, are also reshaping operational strategies. Developers are increasingly required to secure costs in advance through supply agreements and incorporate cost-escalation buffers into their pricing strategies.

Meanwhile, changing launch priorities, supported by strong demand in coastal and western regions and substantial sales volumes, highlight the importance of aligning new projects with established market demand. Developers are therefore advised to prioritise product quality and focus on locations and segments with demonstrated buyer interest.

Finally, with the three leading developers accounting for nearly 57% of the top 10’s combined sales, buyers are increasingly favouring established and trusted brands. Against this backdrop, mid-sized developers are encouraged to establish a clear market position or pursue strategic partnerships to share land acquisition and project delivery risks.
